Electrical Installation Condition Reports
An EICR assesses the condition of an existing fixed electrical installation — the wiring, accessories, protective devices and consumer unit — and records what was found.
For landlords · estate and letting agents · homeowners · property managers

What this service involves
An Electrical Installation Condition Report is a periodic inspection of wiring that is already in place. It looks at whether the installation shows signs of damage, deterioration or defects, and whether anything may give rise to danger. It is not a certificate for new work: new circuits or alterations are documented separately with an installation certificate or minor works certificate.
Landlords, agents, homeowners preparing to sell or buy, and property managers commission EICRs for different reasons. We start by agreeing why the report is needed, how much of the installation is to be covered and what access is practical on the day.
Worth knowing before you book
- An EICR reflects what could be inspected and tested on the day. Hidden wiring, sealed areas and locked rooms may be limitations.
- No inspector can guarantee a 'pass' in advance — the outcome depends on the installation's actual condition.
- Remedial work is quoted separately once observations are confirmed, so you are never committed to repairs by booking a report.

What you can expect
Satisfactory
No observations requiring urgent or remedial action were recorded within the agreed scope. Recommendations for improvement may still be listed.
Unsatisfactory
One or more observations are coded C1 (danger present, immediate remedial action) or C2 (potentially dangerous, urgent remedial action). The report explains each item so you can decide on remedial work with us or another competent contractor.
Observations and limitations
C3 means improvement recommended. FI means further investigation is advised for an observed potential safety concern; under BS 7671 Amendment 4:2026, FI or C3 alone do not make a report unsatisfactory. Areas that could not be inspected because of access or agreed scope are recorded separately as limitations. For older reports, check the edition used and the inspector's recommendations.
